     Review and validate the calculations submitted by the process. 

a.     Validate income used calculated correctly.

c.     Validate asset value calculations

d.    Validate assets are acceptable and properly documented.

2.     Review and analyze the file set up for compliance with product requirements

a.     Validate Automated Underwriting system (AUS) findings match the file information and set up.

b.    Validate the product is acceptable for the investor selected.

3.     Perform second reviews on loan files denied while in processing.

4.     Analyze the loan file for approval or denial based on applicable guidelines and acceptable lending practices.

5.     Collaborate with the processor prior to underwriting on loan files with difficult characteristics.

6.     Correspond with the investor or agency to support/clarify guidelines and appropriate means of compliance.

7.     Provide feedback and guidance to processors to ensure continual learning.

8.     Completion of HMDA related information on all files reviewed.

Responsible for analyzing and evaluating all information provided within a loan file for compliance with applicable investor guidelines, regulations, and bank policies as well as coordinating with the originator, underwriter, and closer to get the loan to the closing table.

Essential Duties and Responsibilities:

1.     Validate and analyze income documentation.

a.     Calculate income from paystubs and validate to W-2’s.

b.    Calculate self employed income.

c.     Seek out additional documentation as needed to support the income used for qualification.

d.    Address discrepancies.

2.     Validate and analyze asset documentation provided. 

a.     Validate sufficient funds to close.

b.    Validate required reserves.

c.     Explain/remove inconsistent/large deposits.

d.    Calculate asset value as required by applicable investor.

3.     Perform initial appraisal review.

a.     Complete the appraisal review form.

b.    Seek corrections for issues and deficiencies.

c.     Validate the appraisal to requirements.

d.    Provide copy to borrower as required by regulations.

4.     Validate ratio related debts.

5.     Analyze credit report for accuracy.  Request updates and clarifications as needed.

6.     Ensure supporting documentation required by the Automated Underwriting System (AUS) findings and the investor requirements are met prior to submitting the file to underwriting.

7.     Run Automated Underwriting System (AUS) engines as needed.

8.     Review flood determination and take required action.

9.     Collect appropriate documentation to clear applicable conditions set by the underwriter.

10.  Complete required work to prepare the loan file for the closer.
